Set in the idyllic Bonham Quay, this development consists of A-grade sustainability-rated buildings, designed, and constructed to achieve LEED Platinum and Nearly Zero Energy Building (NZEB) standards.
The overall development includes 35,000 m² of hybrid office space spread across four levels.
Tim Kelly Group carried out the CAT-B fit-out in Block C. The office space consisted of exposed features with a focus on design, for which the Tim Kelly Group led the Mechanical and BIM coordination.

The mechanical works consisted of the following:
- Lead co-ordinator using 3D BIM modelling
- Soils and waste installation
- Water services installation
- Supply and installation fan coil units
- Tie ins into existing shell and core LPHW, CHW, CWS, HWS system
- LPHW and CHW pipework
- Supply and extract air distribution ductwork
- Supply and install roof mounted AHU
- Supply and install grilles, VCD’S, FSD’s and attenuators
- Supply and install insulation, including thermobreak insulation in exposed ceilings
- Supply and install BMS system including field control devices
- Protective services
- Testing and commissioning
- As-builts
